Hillside residential construction — Palos Verdes Peninsula

Portfolio

Projects we take on across the Peninsula.

Our work spans whole-home remodels, kitchen and bathroom renovations, indoor-outdoor living, garden terraces, ADU additions, ground-up ocean-view construction, and commercial projects across Palos Verdes Estates, Rolling Hills, and Rancho Palos Verdes.

Documented build

A closed Mediterranean, reopened to the water.

A hillside residence off Phantom Drive in Rancho Palos Verdes — dark rooms and small windows rebuilt into one continuous, light-filled floor that runs straight out to the ocean. Photographed and filmed at every stage.

Project types

What we build on the Peninsula

Every project type we take on — from a kitchen remodel to a ground-up ocean-view home — with Peninsula design instincts and permit expertise at every step.

Whole-Home & Full Remodels

Complete home transformations across PV Estates, Rolling Hills, and RPV — interior redesign, structural modifications, luxury finishes, and smart home integration, with HOA architectural review managed in parallel.

Kitchen & Bathroom Renovations

High-end kitchen and bathroom upgrades for Peninsula homes — custom cabinetry, stone countertops, spa bathrooms, and premium fixtures, all coordinated with HOA design guidelines where required.

ADUs & Additions

Second-story additions, detached guest houses, attached ADUs, and garage conversions — dual HOA and city permit tracking across all three Peninsula jurisdictions from day one.

Ground-Up New Construction

Custom coastal homes from permitted drawings to final COO — ocean-view site planning, sun-path and privacy studies, architectural coordination, and HOA submission management.

Structural Openings, Terraces & Site Work

Removing bearing walls and re-carrying them on engineered beams so a room can face the water, plus seismic upgrades, garden terraces, retaining walls and grading that make a sloped lot usable.

Indoor-Outdoor, Exterior & Commercial

Outdoor kitchens, folding glass walls, covered patios, decks, exterior renovations, commercial build-outs, and tenant improvements — designed around the view and the marine climate, with HOA landscape requirements accounted for throughout.

By Neighborhood

Work by city

Each Peninsula city has its own character, its own architectural review, and its own permit rhythm. Our approach reflects that — no generic LA contractor approach applies here.

Palos Verdes Estates

The Peninsula's oldest and most wooded side — Malaga Cove, Lunada Bay, the Olmsted street plan and the tree canopy that comes with it. Whole-home renovations, garage conversions, and second-story additions, with HOA architectural committee review run in parallel with city permits.

Rolling Hills

Gated, rural and quiet — white ranch fences, bridle trails and acreage lots under Rolling Hills Community Association architectural oversight. Our work spans equestrian property improvements, garden terracing, guest houses, and complete remodels that keep the ranch character intact.

Rancho Palos Verdes

The ocean side of the Peninsula — the biggest views, the most dramatic grade, and sunsets over Catalina from almost every lot. Whole-home rebuilds, ocean-facing glass, ADU additions, pools and terraces built to make the most of the water.

How We Document

Every project leaves a paper trail

Approvals, permit sets, inspections and as-builts all feed into a project record we keep for every scope. It protects you at resale, in any future permit review, and on the day you want to change something five years from now.

Pre-design site study: grade, view corridors, sun path, and setbacks mapped before scope is finalized

HOA approval documentation: architectural committee submittals tracked as a separate parallel approval path

Permit set archive: permitted drawing sets stored with project records for future reference

Inspection records: third-party sign-offs archived at every phase gate

As-built notes: scope changes during construction documented against original drawings
